Aircon Servicing in Bukit Timah
When your aircon starts blowing warm air, leaking water, making noises, or giving off an unpleasant smell, it is usually a sign that your air conditioning system needs proper servicing. At 338 Aircon, we provide reliable aircon servicing that Bukit Timah homeowners, tenants, landlords, and businesses can count on for cleaner, cooler, and more efficient indoor comfort.
Bukit Timah is known for its greenery, heritage, landed properties, condominiums, schools, and landmarks such as Beauty World and Bukit Timah Nature Reserve. Because of Singapore’s humid climate, air conditioning systems in this district often work hard throughout the day. Dust, mould, clogged drainage pipes, and low gas levels can affect cooling performance and energy efficiency if not addressed early.
Our team has 15 years of experience providing aircon services across Singapore. Whether you need one-time servicing, quarterly maintenance, chemical wash, aircon gas top-up, repairs, or air conditioning solutions for multiple units, we are ready to help.

Common Aircon Servicing Issues We Solve in Bukit Timah
Aircon Not Cold or Weak Cooling
A common issue in Bukit Timah homes is an aircon unit that runs but fails to cool the room properly. This can happen due to dirty filters, clogged coils, low refrigerant levels, a weak compressor, blocked airflow, or poor maintenance. In Singapore’s warm climate, weak cooling can quickly affect your comfort, sleep, work, and indoor air quality. For properties with older air conditioning systems, the problem may also involve worn parts or ageing components.
Our technicians inspect the fan coil, filters, condenser, drainage system, and gas pressure before recommending the right solution. In many cases, proper cleaning, washing, or a gas top-up can restore cooling performance. If deeper issues are found, our team can advise on repairs, replacement parts, or long-term maintenance solutions.
Water Leaks from Indoor Aircon Units
Water leaks are one of the most frustrating aircon issues for homeowners. You may notice dripping from the indoor unit, wet walls, water stains, or pooling near furniture. This is often caused by a clogged drainage pipe, a dirty evaporator coil, a blocked condensate tray, a poor installation angle, or excessive condensation from Singapore’s humid weather. If ignored, leaks can damage walls, ceilings, floors, and electrical parts.
338 Aircon solves water leaks by clearing the drainage line, cleaning the fan coil, checking the condensate tray, and testing the system after servicing. Our 1-month leak-free warranty after servicing gives customers greater peace of mind. We also recommend quarterly aircon cleaning packages for homes with frequent usage.
Noisy Aircon Operation
Unusual noises from your aircon can come from loose parts, dirty blower wheels, worn bearings, fan motor issues, or an unbalanced indoor unit. A rattling, buzzing, grinding, or clicking sound should not be ignored, especially if the noise gets louder over time. In Bukit Timah, Singapore, many homes use aircon daily, so small issues can become larger repair problems when left unchecked.
Our aircon specialist will check the blower, fan motor, mounting, electrical connections, and internal components. If the issue is caused by dirt buildup, general servicing, or a chemical wash may help. If any parts are worn or damaged, we will clearly explain the repair options before work begins.
Bad Smell, Mould, and Poor Air Quality
A musty smell from your air conditioning system is usually linked to mould, bacteria, trapped moisture, or dirt inside the fan coil and drainage area. This is especially common in areas surrounded by nature, greenery, and high humidity. For families, tenants, and businesses in Bukit Timah, poor indoor air quality can reduce comfort and make homes or offices feel unpleasant.
Our servicing includes cleaning key components that collect dust and moisture. For stronger odours or heavily soiled units, a chemical wash may be recommended to clean deeper parts of the system. Regular maintenance helps reduce smells, improve airflow, and support a healthier cooling environment.

Why Quality Aircon Services are Crucial for Your Air Conditioner

Improved Efficiency
During an aircon servicing, the aircon technicians look over the aircon completely, ensuring that every part is working as intended.
During a service, the filters are cleaned, the condenser is checked, and any blocked or leaking pipes are identified and repaired. This prevents unexpected issues and enhances the lifespan of the equipment itself.

Reduced Energy Bills
In general, better-maintained equipment will operate more effectively. A poorly maintained air con unit uses more energy in order to function.
With regular aircon servicing, we help your air conditioner function the way it should without consuming excessive power.

Cleaner Air
During an aircon service session, we clean the air filters and internal components of the appliance, improving the quality of air in your home.
With cleaner air free of germs, dust, and other impurities, the chances of falling sick at home would be reduced significantly.

Proactively Addresses Possible Issues
Similar to a general health check-up, aircon servicing allows us to identify and repair any potential aircon problems before they become major issues
That's why it's important to set up a regular AC maintenance schedule with a trusted aircon services provider like 338.

338's 10 Steps for Your General Aircon Service

Step 1: Clean & check the air filter, front panel & cover
First steps of the servicing start from the outer parts. The unit cover will be removed, and the air filter will be cleaned.

Step 2: Remove water tray
The water tray functions to gather water before it flows to the drainage pipe. All the dust, jelly, dirt and other debris that are stuck inside will be cleaned and vacuumed.

Step 3: Clean & check indoor cooling coil
The fan coil unit (FCU) will be vacuumed properly in an up-down motion and repeatedly in order to not miss any spots.

Step 4: Flush drainage tray
The vacuum will be left attached for around 1-2 minutes at the end of the drainage pipe to clear any clogged dirt inside.

Step 5: Check outdoor condenser coil refrigerant level
The technician will check if all the fan coils are working properly by placing their hand and checking if there is any condensation.

Step 6: Check outdoor unit refrigerant level
We then double-check the condenser unit to make sure that there is still enough gas. If necessary, the compressor suction and discharge pressure will be assessed too.

Step 7: Clean & check evaporator coil
The evaporator coil will be checked, followed by vacuuming and brushing the blow to ensure nothing hinders blower rotation.

Step 8: Reattach the water tray
After all of the above steps are done, the water tray will be reattached again. We make sure it attaches properly and fully with a click.

Step 9: Tighten electrical components and fan bearing.
We also double-check and make sure that there aren't any loose parts left before wrapping up the cleaning of the unit.

Step 10: Reattach FCU Cover
Wipe down and clean any leftover water and make sure unit is dry. Reattach the FCU Cover and we are done! Your unit has now undergone proper general servicing.

FAQs
How much does aircon servicing cost in Bukit Timah?
Aircon servicing in Bukit Timah with 338 Aircon starts from $65 for one-time servicing. If you prefer regular maintenance, quarterly servicing packages start from $240 per year. First-time customers can also get 4 units serviced for only $90. Pricing may vary depending on the number of units, system condition, chemical wash needs, gas top-ups, repairs, and replacement parts.
How often should I service my aircon in Singapore?
Most homes in Singapore should service their aircon every 3 to 4 months, especially if the units are used daily. For bedrooms, home offices, rental properties, and businesses with heavier usage, quarterly servicing is usually a good maintenance rhythm. Regular cleaning helps prevent water leaks, weak cooling, bad smells, and poor energy efficiency.
What is included in regular aircon servicing?
Regular aircon servicing usually includes cleaning the filters, washing the front cover, checking the fan coil, clearing the drainage pipe, inspecting airflow, testing cooling performance, and checking for obvious issues. At 338 Aircon, our technicians also look out for early signs of water leaks, unusual noises, low gas symptoms, and worn parts.
Why is my aircon not cold even after servicing?
If your aircon is still not cold after servicing, the issue may be deeper than surface dirt. Possible causes include low refrigerant gas, a dirty internal coil, a faulty compressor, a blocked condenser, a gas leak, a weak fan motor, or ageing parts. In such cases, your unit may need troubleshooting, chemical wash, gas top-up, or repair.
Do I need a chemical wash or normal aircon servicing?
Normal servicing is suitable for routine maintenance when the unit is still in reasonable condition. A chemical wash may be needed when there is heavy dirt buildup, poor airflow, bad smell, water leakage, or weak cooling that regular cleaning cannot solve. Our team will inspect the system first before recommending the right option.
What causes water leaks from an aircon unit?
Water leaks are often caused by a clogged drainage pipe, a dirty evaporator coil, a blocked condensate tray, a poor installation angle, or excessive condensation. In Singapore’s humid climate, moisture builds up quickly inside air conditioning systems. Regular servicing helps clear blockages and reduce the risk of leaks.
How long does aircon servicing take?
A typical aircon service may take 30 to 60 minutes per unit, depending on the system's condition and the number of units being serviced. Heavily soiled units, water leaks, or additional checks may take longer. Our technicians work efficiently while still maintaining high standards of cleaning quality and workmanship.
Is an aircon gas top-up always necessary?
No, an aircon gas top-up is not always necessary. If your aircon is not cold, the issue could be dirty filters, clogged coils, poor airflow, electrical problems, or faulty parts. Gas should only be topped up when pressure checks show that it is needed. If gas keeps dropping, leak checking may be required.
Can regular servicing improve energy efficiency?
Yes, regular servicing can help improve energy efficiency by keeping filters, coils, and airflow paths clean. When your system is dirty, it needs to work harder to cool the room, which may increase electricity usage. Proper maintenance supports better cooling performance, comfort, and long-term system reliability.
How do I choose a reliable aircon specialist in Bukit Timah?
Look for an aircon specialist with experience, clear pricing, trained technicians, proper licensing, service guarantees, and positive reviews. 338 Aircon has 15 years of experience, BCA Licensed ME01 credentials, islandwide service coverage, and a 1-month leak-free warranty after servicing.
